The rule

For a time-limited right to rent, GOV.UK says to do the follow-up check just before the later of: the end of the tenant's permission to stay in the UK, or 12 months after your previous check. This calculator applies rule version rtr.tl.v2, reviewed against the Home Office Landlords' guide dated 1 October 2026. The full explanation, with a decision diagram, is in Right to Rent follow-up checks.

Common questions

What if the tenant's permission ends before 12 months after my check?

The 12-month date wins because it is later. Example: checked 1 January 2026, permission ends 1 March 2026, so the follow-up is due just before 1 January 2027.

What if the permission ends more than 12 months after my check?

The permission end date wins. Example: checked 1 January 2026, permission ends 10 May 2028, so the follow-up is due just before 10 May 2028.

What if there's no time limit?

No follow-up check is needed during the tenancy. That includes British and Irish citizens and EU Settlement Scheme settled or pre-settled status.

What about a Landlord Checking Service notice?

A Positive Right to Rent Notice lasts 12 months from the date on the notice, so the follow-up is due before that. The process log handles this route.

What if the check date falls on 29 February?

Twelve months later is taken as 28 February in a non-leap year, so the follow-up date errs on the early side.
